Across the Big Country, I've walked hundreds of properties where a neglected tank was quietly undermining the land's productivity, its wildlife value, and ultimately its market appeal. A well-managed pond is one of the most valuable assets a Central Texas landowner can maintain. A poorly managed one can become a liability faster than most people expect.
Understanding why tanks behave the way they do in our region starts with the land itself. The soils across this part of Texas vary considerably. You'll find heavy, dark clay soils in the Runnels and Coleman County bottomlands that hold water exceptionally well, while the sandier, lighter soils common in parts of Callahan and Taylor counties can make holding a good water level a constant challenge. Brown County presents a mix of the two, and McCulloch and Concho counties add caliche and limestone substrates into the equation. Knowing your soil type is the first step toward understanding what you're working with—and what interventions are likely to succeed.
Rainfall in the Big Country averages somewhere between 18 and 26 inches annually, depending on where you are in the region, and that range matters enormously for tank management. We sit in a transition zone between the drier Trans-Pecos country to our west and the more reliable rainfall of the Hill Country and Blackland Prairie to our east. What that means practically is that our tanks are vulnerable. We experience drought cycles that can drop water levels dramatically, followed by intense rain events that can overwhelm spillways and cause serious erosion. Managing for both extremes—not just the average—is what separates a resilient water system from a problematic one.
The spillway is one of the most overlooked components of any Central Texas tank. When a spillway is undersized, poorly vegetated, or in disrepair, a single hard rain can begin washing out the dam structure itself. I've seen dams that took decades to build compromised significantly in a single wet season because the spillway wasn't maintained. Native grasses like sideoats grama, buffalograss, and Bermuda grass are your best allies in stabilizing a spillway. They establish root systems that hold soil in place and slow the velocity of water flowing over the structure. Bare earth on a spillway is an invitation to erosion, and erosion on a dam is a problem that compounds itself quickly.
Siltation is the other great enemy of tank longevity in our region. Because much of the Big Country sits in watersheds with modest topographic relief but active sheet erosion, tanks naturally accumulate sediment over time. A tank that was built to hold eight to ten acre-feet of water may only be holding four or five after a few decades of siltation. The most effective long-term defense against silt accumulation is good land stewardship in the watershed above the tank. Native grass buffers, cedar and brush management that reduces bare soil, and terracing or contour work on slopes feeding into the drainage all reduce sediment load. When a tank has already silted in significantly, mechanical dredging is an option, though it requires careful consideration of where spoil material is placed so it doesn't simply wash back in during the next rain.
Water quality in Central Texas tanks deserves more attention than it typically receives. Excessive algae growth is one of the most common complaints I hear from landowners, and it's almost always a sign of nutrient loading—usually from cattle having unrestricted access to the tank. When cattle wade into a stock tank, they deposit waste directly into the water, stir up sediment, and erode the banks over time. The straightforward solution is exclusion fencing around the tank with a dedicated watering facility—a float valve and trough supplied by a solar pump or gravity flow. This single improvement can transform the clarity, smell, and overall health of a tank within a season or two. It also tends to dramatically improve the fishing and wildlife value of the water.
Speaking of fishing and wildlife, a well-managed farm pond in Central Texas can be a genuine recreational asset. Largemouth bass and channel catfish are the workhorses of most Big Country tanks, and both species will thrive with some intentional management. The golden rule is forage balance—your bass population needs enough prey fish to sustain itself without overpopulating and stunting. Bluegill and redear sunfish are the standard forage base, and they'll naturally reproduce as long as habitat structure is present. Brush piles, cedar tree bundles, or commercial fish attractors placed in the shallower areas of the tank give juvenile fish cover from predation and significantly improve the fishery. Electrofishing surveys, typically offered through the Texas Parks and Wildlife Department or private fisheries consultants, give you an accurate picture of your fish population and let you make informed stocking and harvest decisions.
Wildlife management is another dimension of tank value that often goes underappreciated. In a region that supports whitetail deer, wild turkey, feral hogs, dove, and a variety of migratory waterfowl, a reliable water source is a magnet for game. Tanks that are kept clean and at a stable level will draw deer and turkey throughout the year, but especially during the dry summer months when natural water sources shrink. If waterfowl hunting is a goal, a tank with shallow, vegetated margins is far more attractive to teal and other ducks than one with steep, bare banks. Managing the vegetation around a tank—allowing some native grass and forb structure while controlling invasive species—creates the kind of edge habitat that supports diverse wildlife populations.
Many landowners in Coleman, Brown, McCulloch, Concho, Runnels, Callahan, and Taylor counties maintain their land under an agricultural or wildlife management valuation for property tax purposes. A well-maintained water system plays into both. Stock tanks are considered essential infrastructure under agricultural valuation, supporting livestock operations across the region. Under a wildlife management valuation, documented water management practices—maintaining tanks, creating watering facilities, monitoring wildlife use at water sources—can count directly toward meeting the required management activities. When I'm evaluating a property, the condition of the tanks is one of the first things I assess—whether the dams are structurally sound, whether the spillways are protected, whether there's adequate watershed to refill the tanks in a normal rainfall year, and whether the tanks are holding water efficiently given the soil type. These factors have real implications for what a property is worth and what a buyer should expect to spend on improvements after closing.
If you're buying land in the Big Country and a property has tanks that appear low or dry, don't simply assume they'll come back with the next rain. Get an honest assessment of the dam structure, the inlet area, and the soil permeability. Some tanks go dry during a drought and recover quickly. Others have fundamental problems—a sandy substrate that never held water well, a dam that has settled or developed seeps, or a watershed so small that even good rainfall won't generate meaningful runoff. These are the kinds of details that matter before you sign a contract, not after.
For existing landowners, the good news is that most tank problems are manageable with the right approach and realistic expectations. Central Texas land is resilient, and water systems that have been neglected for years can often be brought back to productivity with targeted investment and consistent stewardship. The key is understanding what you have, what's limiting it, and what solutions actually fit the land—not just what looks good on the surface.
